Property Buying Costs in Turkey for Foreigners 2026

The biggest surprise for many foreign buyers is not the apartment price—it is the stack of costs around it. Use this checklist to build a realistic all-in budget before you fly or sign.

1) Purchase price

Always compare final payable price after discounts and payment plans—especially off-plan. See also ready vs off-plan.

2) Title transfer fees (Tapu)

Usually calculated as a percentage of the declared/approved transaction value at transfer. Rates and practice can change—confirm the figure applicable on completion day with your advisor.

3) Valuation report (when required)

Needed on certain investment/citizenship or banking paths. Budget both the fee and the turnaround time inside your trip plan.

4) Translation, notarization, tax number

  • Passport/power-of-attorney translations when needed
  • Notary steps for POA
  • Foreigner tax number

5) Professional fees

Advisory, contract review, and transaction management through Tapu. Ask for a written scope: what is included vs extras.

6) After purchase (often forgotten)

  • Monthly building dues (aidat)
  • Furniture or extra finishing
  • Insurance
  • Letting fees if you rent immediately

Budget framing example

If the property is 100%, reserve an additional band for transfer + valuation + legal/translation + a 1–3% contingency depending on complexity. Exact numbers are deal-specific.
